This weeks success story focuses on a beautifully reformed home on the historic Barrio Hondillo that was struggling to sell. It has been on the market for over a year. In that time we had agreed sales on other properties in the area. I already knew that the pictures were not great, you could see this online. There was also no video tour to show the house at it\u2019s best. However, it was on a popular road and many people had requested properties in this area. What was wrong?<\/p>\n

The background of this home<\/strong><\/p>\n

The foreign owner had bought the house many years ago when it was a reform project, whilst reforming the house they had the opportunity to purchase the neighbouring house and set about making their dream home in Spain. After many years of hard work put into the house and with many experiences along the way the house was completed. The owners were able to use this as a holiday home and many friends and family also enjoyed using the house from time to time. After a change in personal circumstances, it was important to find a buyer as quickly as possible and after spending time talking to the owner, I could feel how much emotion and effort had gone into the renovations and that this was not an easy decision for the seller.<\/p>\n

What we did<\/strong>
\nAt Lanjaron Property we look at every home individually. Our marketing plans and advice need to be tailored to each individual property and often each person too. We had lots of ideas on how to move things forward but not all of them were practical for their needs. The property was also very large, with 5 bedrooms plus other accommodation, this meant that it would actually be too big for many of our 2nd home buyers. However, it could be ideal for a more local buyer with a family and we created our marketing based around this type of client. We took high-quality photos and created a video tour to really show off the house to its best. Also to highlight the features that would be most sought after by our ideal buyer. <\/p>\n

The Result<\/strong>
\nOur refreshed marketing has a quick impact, this resulted in multiple viewings. We had several interested parties, however, at the time it was about finding the buyer who could proceed quickly. There were some hiccups along the way, as is often the case with Spanish Legal paperwork, also the seller was not in the country. Fortunately, we had made forward plans and were able to deal with everything here in Spain on their behalf. You would be surprised how much work goes into this part of the job! The lovely local Spanish family who bought the house have since made some small alterations to make it their own, they have now become good friends and the seller still visits the area and we have a lovely chat about her new life every time we see each other.
