One of the great things about property is that everyone is an expert, but this can create its own problems when it comes to selling, especially when selling your own home. It is very difficult to see your own home the way that a potential buyer does.

You probably chose your home because it matched all your requirements at the time. The checklist that you had with all your wants and needs were ticked off. The emotional part of buying a home, where your heart rules your head, give you that “feeling” where you can see yourself living there and being happy. Think back to that list and to how personal it was to you. This is where things change when it comes to selling.
Time moves on and the desires, trends, wants, and needs of todays buyers will often be very different from several years ago. We have seen this amplified over the last few years in particular. Home working space and great internet access are one of the top priorities for buyers today whereas 10 years ago this would not have been very high on most buyers lists.
Styles change as well, in particular with buyers desire to do work to a property to modernise it for example. This is particularly true for kitchens and bathrooms. This can become even more pronounced when dealing with buyers from different parts of the world. An example of this is that in many parts of Northern Europe, open plan kitchen / dining areas have been in vogue for the last few years. Small rooms have been quite out of fashion. This often goes against the style of certain types of property in this area. Townhouses with lots of small rooms and kitchens from the 60’s or 70’s do not have a strong demand because of this. Whilst Cortijos with a clearly defined kitchen area and zones for living / relaxing have become very popular.
When you are selling your home, it is important to take these things into account and to be making the most of what your property has to offer to buyers in today market. Without spending an awful lot of time researching this with a wide variety of international buyers, you can only make a guess at this. This is where getting professional advice on how to present your property at its best becomes one of your most valuable assets. Also, because these things vary depending on which country the buyer is coming from it is important to have multiple angles of marketing. An example of this is the difference in styles that buyers form the UK want, compared to buyers from the USA. They are very different indeed.

This can be seen in the change in the way that buyers search for property now. Video has become the most in demand format from buyers over the last 5 years. These also need to be good quality. Poor quality marketing, especially video, will have a very detrimental effect on your property marketing. Today’s buyers will often equate poor marketing with the property directly. This means that buyers will often think that where the marketing is not good then the property must also not be very good!
A real-life example of this happened only last week, when a buyer from The Netherlands told me that they had seen a very poor-quality video of a property that they liked, but they assumed the seller would not have bothered to maintain it very well, if they were happy with the marketing! It really struck a chord for me on how important it is to think about what potential buyers are taking into consideration in this digital age. If you are not thinking about things from a buyers point of view, then you could easily be putting off many buyers ling before they ever chose which properties to actually visit in person.
