Vila Tilos– The one with the balcony.
This week’s success story focuses on this stunning Villa style property with the most amazing views located on the very edge of the village of Carataunas, in the Alpujarra.
The sellers had an urgent need to move back to their home country and really needed some urgent help.
It had been on the market for over a year with a number of smaller, town agents. At that time we had agreed sales on other properties in the area. The house was very well presented, had stunning views and was in a great location. What was going wrong and how could we help the sellers at this difficult time?

The background of this home
The owners had purchased the house as their forever home only a few years earlier and had been living in Spain happily for many years. There was no intention to move from such a lovely place, but sadly life has its own way of making changes to our plans!
Due to ill health, it was important for the sellers to be able to return to their home country both for medical reasons and to spend more time with family. It was important to find a buyer as quickly as possible to help them. After taking time to really understand what had been happening. The seller explained to me that they had been receiving viewings, however, they felt that the people being brought around had not been properly qualified and the property was not entirely suitable for them.
Often the viewers that the agents were bringing, could not afford the property or were actually looking for something totally different. They also felt that they were not getting the coverage they needed to attract the right buyer. They had seen us selling other similar properties quickly and wanted to use our free switch and sell service.
What we did
At Lanjaron & Orgiva Property we look at every detail of the marketing and the best possible ways to seek out the right buyer for a home. When creating our marketing plan with the seller there were a couple of things that really stood out that would help the seller achieve their moving goals. Firstly we created one of our mini TV-style professional videos. This really helps potential buyers to get a great feeling about the property. Secondly, we made a small adjustment to the price as the previous pricing strategy was wrong and did not reflect the way today’s modern market works. Additionally, we contacted our large international network of partner agents and gave them all of the marketing tools they needed to show the property to the widest audience possible across the world.
The change to the pricing strategy and the professional video had an immediate effect and generated extra, good quality viewings straight away. The feedback from our international network of partner agents was very positive also and this quickly resulted in several clients booking to come and visit the property after being fully qualified. This resulted in finding the right buyer for the property and agreeing a sale almost exactly at the price we had advised.
The help for the seller didn’t stop there though! Through our network of agents in the UK, we were able to help the sellers with their next purchase and deal with all the paperwork issues needed to comply with the regulations in the UK. This led to a smooth move for the sellers, which was also complicated by moving several pets with them as well. Overall, a very happy seller and buyers who have a lovely new home as well.
